We are exploring the potential for much-needed new quality homes on the northern part of the Lansdown Industrial Estate, near Cheltenham Spa railway station.

Our ambition is to create a strong community with a mixed tenure of homes and housing types.

Four sites have been identified by Cheltenham Borough Council within the recently adopted Cheltenham Plan as suitable for mixed-use development, one of which is Lansdown Industrial Estate (MD1).

Our plans will see us develop the older, northern part of Lansdown Industrial Estate to deliver around 218 much-needed homes and apartments for Cheltenham, a mixture of market and affordable homes.

This would also enable us to focus on refurbishment and investment in the commercial core in the southern part.

Our consultation has now closed

Our consultation on our proposal was held between 19 July and 23 August 2021. Thank you to everyone who took part and gave us their views.

As part of this, we held an online consultation event. You can view a recording of the event in the box on the right.

We are now considering all the comments we received as we refine our plans.

The feedback we received will be taken into account before we submit our outline planning application to Cheltenham Borough Council.

About the site

Lansdown Industrial Estate is located on the western edge of the town centre and offers a mix of commercial accommodation from pre-war multi-storey buildings to modern clear span industrial units.

While the southern part of the estate has become increasingly vibrant with a range of business including a brewery and tap room, coffee roastery, and electric car workshop and showroom, many of the buildings in the northern part are derelict and at the end of their economic life or currently unoccupied.

The total estate is an estimated 13.3 acres, and the northern section we are proposing to develop comprises approximately 6.9 acres.

As set out in the Cheltenham Plan, our development will complement and respect neighbouring development and the character of the locality and / or landscape.

The owners and managers of Lansdown Industrial Estate are long-term commercial property investors on behalf of a pension fund. Patrizia Property Investment Managers are mandated by them to financially manage the estate which includes the consideration of enhancement, refurbishment or redevelopment .
